  •    Lease preparation and online lease signing
  •    Collection of rents and fees
  •    Direct deposit of your monthly payments into an account of your choice‌
  •    Portal for you and the tenant(s) with the ability to make payments online, submit maintenance requests, and view accounting
  •    24/7 customer service for your tenants and emergency maintenance requests‌
  •    Property maintenance coordination both contracted and in-house staff
  •    Annual and ‘as needed’ property inspections 
  •    Detailed Monthly and annual accounting reporting and statements delivered monthly
  •    Tenants under our management are required to have renters insurance with a minimum of $100,000 in liability to you

Bridge City Properties, LLC charges the following for these services


  •     The base management fee is 8.0% of the monthly rent negotiable with multiple properties
  •     $500.00 to turn-over a vacancy and place a new tenant


  • Additionally, we require you keep $500.00 ‘on reserve’ held in our clients’ trust-account. These funds remain available in the case we have bills on the property without rental funds to pay those bills. You may request a higher reserve amount.
